Water damage restoration in Laguna Beach, CA

Water damage restoration is the process of removing water from a building, drying the structure and contents, and repairing what could not be saved. For homes in Laguna Beach, CA, that means extraction units, air movers, dehumidifiers and moisture meters, followed by the rebuild work that puts walls and floors back.

We run a 24/7 emergency dispatch line for Orange County homeowners, renters and property managers. Licensed and insured crews are sent, and same-day response is offered when available. The scope and price are explained before any work starts, so you know what you are agreeing to.

Restoration Services

Six ways we help after water gets in

Every wet-home job is different, so each service below has its own page. Water damage is our main work. Mold is secondary and only comes up when moisture has sat too long.

Water Damage Repair

Rebuilding after the drying is done: drywall, insulation, flooring and paint. This is the step that makes the room usable again.

View service →

Water Mitigation

The first phase of any wet job. Stop the spread, pull the moisture out and protect what is still sound.

View service →

Water Damage Cleanup

Removing wet debris, damaged materials and residue, and cleaning and sanitizing what remains, especially after contaminated water.

View service →

Emergency Water Removal

Pumping and extracting standing water at any hour, so it stops soaking into subfloors and walls.

View service →

Flood Damage Restoration

Larger losses from storm runoff, sewer backup or heavy intrusion, where contamination and structural drying both matter.

View service →

Mold Remediation

A secondary service for growth that follows lingering moisture. We test, contain and remove following S520 practice, and fix the moisture problem first.

Water is spreading right now: what to do in the first minutes

Any emergency in your home calls for the same short list. Do these while you dial our 24/7 line, and only the ones that are safe.

Stop the source

Close the fixture valve under the sink or toilet. If you cannot find the leak, shut the main water valve, usually near the street side of the house or in the garage.

Think about power

Do not touch electrical equipment if it is wet or if you are standing in water. If the breaker panel is dry and reachable, turn off the circuits for wet areas. Otherwise leave it to an electrician.

Lift what you can

Move rugs, books, electronics, photos and small furniture to dry ground. Put foil or wood blocks under furniture legs that must stay.

Keep people out

Keep children and pets away from standing water, especially if it came from a toilet, a drain or outside. You cannot tell by looking whether it is clean.

Take photos, then call

A few quick photos of the water and the damage help later. Then call the emergency line so a crew can be arranged and you know what to do next.

Water categories: where it came from decides what happens

Restoration crews sort water into three categories under the ANSI/IICRC S500 standard. The category changes what can be dried in place and what must be thrown out.

CategoryTypical sourceWhat it meansWhat is done
Category 1Broken supply line, overflowing sink, tub overflowClean at the start, but it turns worse as hours passExtract, dry in place with air movers and LGR dehumidifiers, monitor with moisture meters
Category 2Washing machine or dishwasher discharge, aquarium, toilet overflow with urine onlyCarries contaminants that can make people sickExtract, remove wet carpet pad and porous materials, clean and sanitize, then dry
Category 3Sewage, rising floodwater, river or storm runoffGrossly contaminated and unsafe to touchProtective gear, removal of porous materials, disinfection, containment, then structural drying

Category 1 water can slip into Category 2 if it sits for a day or two, which is another reason to call early.

Why Laguna Beach homes get specific water problems

The city's Housing Element describes steep hillside terrain and an aging housing stock. Hillside homes in Top of the World, around Alta Laguna Park, can have drainage that runs toward a neighbor's lot. After a leak, ask the crew to check lower rooms and crawl spaces, because water follows the slope and shows up away from the source.

Bluebird Canyon is known for the landslide of October 2, 1978, which destroyed 24 homes. If you live on a slope there, watch for wet ground, new seepage or cracks, and tell a professional before you start repairs. Restoration dries the house. It does not stabilize a hillside.

Water here comes from two utilities. The Laguna Beach County Water District serves most of the city, and South Coast Water District serves South Laguna, including Three Arch Bay. Name your district when you call about a main-line break, because that decides which utility can shut off water at the street.

The local supply is hard. The 2022 district report lists 274 ppm of hardness, which is why drying water often leaves a whitish mineral film on tile, glass and metal. That residue is cosmetic, but a crew should wipe it down so it is not mistaken for mold.

Housing mixes single-family homes (71.3 percent of units) with two-to-four-unit buildings and larger complexes, and about 37 percent of residents rent. In a Downtown Laguna Beach building near Main Beach Park, a leak from one unit can wet the ceiling below. Tell your landlord or HOA the same day and keep your own photos.

Near the coast, along Pacific Coast Highway and Heisler Park, salt air and older plumbing wear on fittings. Along Laguna Canyon Road, runoff from inland slopes can reach garages and ground-level rooms. In gated Lagunita and Three Arch Bay, tell the gatehouse a crew is coming so dispatch is not delayed. Emerald Bay and Irvine Cove, our close neighbors, call the same line.

Before work starts, we explain what will be done and how the price is built. You decide with that information in hand.

4

Same-day response

Same-day response is offered when available. We serve Laguna Beach and nearby towns, so say where you are on the first call.

From first call to dry, restored rooms

Here is the usual path, from the moment you pick up the phone.

  1. 1

    Call and describe

Dispatch asks where the water is, where it came from and what is already wet. You get safety advice while a crew is arranged.

  2. 2

    Assess and plan

The crew uses moisture meters and thermal imaging to find hidden water, then explains scope and price before starting.

  3. 3

    Extract and dry

Extraction units remove standing water. Air movers and LGR dehumidifiers dry the structure, and readings are logged until the materials reach their dry goal.

  4. 4

    Clean and restore

Damaged materials come out, surfaces are cleaned, and the rebuild begins through water damage repair so the room is finished and usable.

What drives the cost of water damage work

No two wet homes cost the same, and we do not quote a figure over a phone description. Five factors move the final number: the water category, the size of the affected area, the materials involved, the days of drying equipment, and the rebuild scope.

Clean water in a tiled bathroom is a smaller job than sewage soaking carpet and drywall. Hardwood and plaster take longer to dry than laminate or standard drywall. Longer equipment time also adds up, which is why a fast response keeps losses smaller.

Insurance may help. Sudden and accidental damage, like a burst pipe, is often covered, while gradual leaks and neglect often are not. Check your policy or ask your insurer. Want your real number? Call, and we will explain the scope and price before any work begins.

Insurance claim documentation

Good records make a claim easier to explain. We log moisture readings, take photos and write up the scope so you have something concrete to hand your insurer.

Read the claim guide

Documenting damage for your claim

Start with your own photos of the water, the source and the damaged items before anything is moved. A crew adds daily moisture readings, drying logs and a written scope of what was removed and what will be rebuilt.

Keep a log of every call and every piece of correspondence, as the California Department of Insurance advises. Make temporary repairs to prevent more damage, since policies may not cover ensuing damage if reasonable steps were skipped. For large losses, the claim is handled through your insurer and the adjuster they assign.

Electrical and sewage safety

Never touch outlets, cords or appliances while standing in water, and stay out of any room where water is near the panel. If the water came from a toilet, a drain or a sewer line, treat it as contaminated and keep people and pets away. Call the emergency line and wait for a crew.

What restoration does not cover

We dry and restore. We do not replace a failed pipe, so a plumber still needs to fix the cause. Restoration is not waterproofing and it is not roofing, and we offer no fire or smoke service.

If you suspect a foundation or drainage problem on your lot, a licensed contractor in that trade should look at it. For permit questions on repairs, ask the City of Laguna Beach Community Development Department. We would rather point you to the right trade than promise something we do not do.

Frequently Asked Questions

What should I do first when water is coming into my house?

Stop the source if you can. Close the fixture valve or the main water valve, then keep people and pets out of the water. Turn off power to wet areas only if the panel is dry and reachable.

Then lift valuables off the floor, take a few photos and call our 24/7 line. Crews work out the rest.

Do your crews work nights and weekends in Laguna Beach?

Yes. The dispatch line answers 24/7, including nights, weekends and holidays. Same-day response is offered when available, and a burst pipe at 2 a.m. gets the same attention as one at noon.

How does pricing work for water damage restoration?

Price depends on the water category, the area affected, the materials, how many days of drying equipment are needed and how much rebuilding follows. We cannot give a fair figure without seeing the damage.

Scope and price are explained before work starts, so there are no surprises mid-job.

Will my homeowners insurance cover water damage?

Sudden and accidental damage, such as a burst pipe, is often covered. Gradual leaks and neglect often are not, and flood usually needs separate flood coverage. Check your policy or ask your insurer.

Keep photos, a call log and any drying records. For large losses, your insurer and its adjuster handle the claim.

How long does drying take?

Most structures need several days, but the number depends on the materials, the category and how long the area sat wet. Hardwood and plaster take longer than carpet.

The crew checks moisture readings daily and stops when the materials reach their dry goal, not on a calendar date. The EPA advises drying wet areas within 24 to 48 hours to prevent mold.

Can mold grow after a leak?

It can if materials stay wet. Mold needs moisture, so drying fast is the best prevention. If you see or smell growth, our mold remediation team follows S520 practice for testing and removal.

Health questions belong with a physician. Also ask whether your state licenses mold work.

What does a water restoration crew not do?

We do not fix failed pipes, waterproof foundations, repair roofs or handle fire and smoke damage. A plumber, roofer or drainage contractor handles those.

We work on the water that already got in. We can tell you which trade to call next.

Which areas do you cover?

We serve all of Laguna Beach, including Downtown, Top of the World, Bluebird Canyon, Lagunita and Three Arch Bay. Nearby we also serve Laguna Niguel, Dana Point, Aliso Viejo, Newport Beach and Laguna Woods.

Tell dispatch your address when you call. For gated areas, mention the gate so there is no delay.
